Lagos State Flags 176 Illegal Estates in Eti-Osa, Ajah, Ibeju-Lekki, Epe; Issues 21-Day Ultimatum for Compliance

The Lagos State Government has identified 176 illegal estate developments across Eti-Osa, Ajah, Ibeju-Lekki, and Epe, warning owners to regularise their operations within 21 days or face regulatory sanctions.

In a statement released on Monday, August 4, by the Ministry of Physical Planning and Urban Development, the affected estates were listed as operating without the mandatory layout approvals required by law.

The list, published by the ministry, includes well-known names such as Adron Homes, Elerangbe; Aina Gold Estate, Okun-Folu; Diamond Estate, Eputu; Prime Water View Garden, Ikate Elegushi; and Royal View Estate, Ikota.

Permanent Secretary in the Office of Physical Planning, Oluwole Sotire, described the developments as a breach of Lagos’ urban planning regulations, stating that they undermine the sustainable development objectives and smart city vision outlined in the state’s T.H.E.M.E.S+ Agenda.

“These illegal estates compromise the planning integrity of the state and pose a threat to its orderly urban growth. The Ministry is therefore giving a 21-day ultimatum for the concerned developers to present their layout documentation for proper approval,” Sotire said.

He added that developers must submit their documentation to the Ministry’s office at the Secretariat in Alausa, Ikeja, within the given time frame to begin the layout approval process.

Sotire stressed that this action is a routine regulatory function of the Ministry aimed at fostering a well-organised, resilient, and functional urban environment.

He warned that continued non-compliance could result in sanctions, including sealing of sites and possible demolition.

The Permanent Secretary also reiterated the importance of registering with the Lagos State Real Estate Regulatory Authority (LASRERA), which is charged with monitoring and coordinating real estate practices across the state.

He urged developers and estate agents to align with regulatory standards to maintain the integrity and livability of Lagos as a smart megacity.

The latest action by the state underscores an ongoing effort to bring order to the rapidly expanding real estate sector, particularly in high-demand areas such as the Lekki-Epe corridor, which has witnessed a boom in private estate development in recent years.
